Plan Submittal

All plans submitted after January 1, 2014 will fall under the new 2013 California Building Code requirements with an exception to a few Part(s) of the Energy/Cal Green Codes that went into effect on July 1, 2014.

A complete plan submittal will expedite the plan check process. Application completeness and preliminary review will be conducted within a few days of the application date. If the preliminary review indicates that more information is required, application and plans will be returned along with a checklist of items that must be included in your submittal package

Below is a checklist of items to assist applicants in determining the adequacy of their submittal package:

Commercial:

  • Permit Application, Pay Plan Check Fees (non-refundable), Site Plan Review Number
  • 5 Identical Sets of Plans and 2 Sets of Calculations are required
  • Stamped and "WET" ink signature of a State Licensed Architect or Engineer responsible for preparation
  • Construction and Demolition Application
  • Hazardous Materials Declaration 
  • Complete Site Plan
  • Landscaping and Irrigation Plans
  • Conditional Use Permit, Variances, or conditions of approval 
  • Complete Civil Plans
  • Occupancy Classification
  • Complete Floor Plan
  • Minimum of 4 Major Elevations
  • Complete Structural Plans to include Foundation, Floor, and Roof Framing and all Details
  • Structural Calculations, including Vertical and Lateral Design, based on current CBC
  • Two complete sets of Truss Calculations
  • One set of Calculations must have the "WET" Signature of the Design Engineer
  • Electrical Floor Plan
  • Fire Department Maintenance Plan
  • Mechanical Plan
  • Plumbing Plan
  • Complete CCR Energy Analysis (Title 24 Forms)
  • Complete Recycling & Reuse Pre-Plan

Residential:

  • Permit Application, Pay Plan Check Fees (non-refundable) 
  • 5 Identical Sets of Plans and 2 Sets of Calculations are required (effective January 1, 2014)
  • Correct owner's name, project street number, direction, street and suffix:  phone number must be on plans
  • Construction and Demolition Application
  • Complete Site Plan
  • Complete Floor Plan
  • Minimum of 4 Major Elevations
  • Complete Foundation Plan
  • Roof Plan
  • Complete Set of Truss Calculations
  • Structural Analysis of Non-Conventional Buildings (if applicable)
  • Complete Detail Plan Sheet
  • Electrical Floor Plan
  • Mechanical Plan
  • Complete CCR Energy Analysis (Title 24 Forms)
  • Complete Recycling & Reuse Pre-Plan

Master Plan Policy - revision effective August 14, 2014:

  • Commercial projects, Motels, or R2 (residential) are NOT allowed to be master
