A complete plan submittal will expedite the plan check process. Application completeness and preliminary review will be conducted within a few days of the application date. If the preliminary review indicates that more information is required, application and plans will be returned along with a checklist of items that must be included in your submittal package.
Below is a checklist of items to assist applicants in determining the adequacy of their submittal package:
Commercial:
- Permit Application, Pay Plan Check Fees, Site Plan Review Number
- 3 Identical Sets of Plans and 2 Sets of Calculations are required
- Stamped and "WET" ink signature of a State Licensed Architect or Engineer responsible for preparation
- Construction and Demolition Application
- Complete Site Plan
- Landscaping and Irrigation Plans
- Complete Civil Plans
- Occupancy Classification
- Complete Floor Plan
- Minimum of 4 Major Elevations
- Complete Structural Plans to include Foundation, Floor, and Roof Framing and all Details
- Structural Calculations, including Vertical and Lateral Design, based on the 2001 CBC or the 2007 CBC*
- Complete Set of Truss Calculations
- One set of Calculations must have the "WET" Signature of the Design Engineer
- Electrical Floor Plan
- Fire Department Maintenance Plan
- Mechanical Plan
- Plumbing Plan
- Complete CCR Energy Analysis (Title 24 Forms)
Residential:
- Permit Application, Pay Plan Check Fees,
- 2 Identical Sets of Plans and 2 Sets of Calculations are required
- Correct owner's name, project street number, direction, street and suffix: phone number must be on plans
- Construction and Demolition Application
- Complete Site Plan
- Complete Floor Plan
- Minimum of 4 Major Elevations
- Complete Foundation Plan
- Roof Plan
- Complete Set of Truss Calculations
- Structural Analysis of Non-Conventional Buildings (if applicable)
- Complete Detail Plan Sheet
- Electrical Floor Plan
- Mechanical Plan
- Complete CCR Energy Analysis (Title 24 Forms)
Master Plan Policy - 02-2006 - effective September 19, 2006:
- Maximum of (4) non-structural internal changes are permitted on each standard plan
- Increase or additional square footage to approved plan is not allowed
- Maximum of (3) roof line changes or variations
- Maximum of (3) cosmetic elevation non-structural changes or variations
- Maximum of (2) garage variations (example 2 or 3 car)
- Patio options are permitted
- Options with a change of habitable square footage (increase or decrease) is not allowed
- Options with a change of habitable square footage (increase or decrease) will require a separate plan submittal
- Complete standard and reverse plans are required (if right and left orientations are options)
- Matrix on cover sheet identifying all options, referencing sheet numbers
- Commercial projects, Motels, or R2 (residential) are NOT allowed to be master
